Pricing
Getting the right price for your property is essential for a successful sale. At Simplyhomes.biz spend time understanding your exact criteria to find the right buyers for your property. This achieved by our business, our experience and our professionalism.
Based on our extensive knowledge of the area and the current climate of the property market our valuation should be accurate and quick to achieve. This will also reflect the true condition and features of your home as well as your personal agenda for your move.

Preparing Your Move
It always pays to be prepared - and can help speed things up. Our advice is to appoint a solicitor, who can start the legal process of obtaining the deeds to your home and applying for the local searches as well as arranging your mortgage.

Offers
At SIMPLYHOMES.BIZ we will inform you both verbally and in writing of any offers made on your property. How you handle them can be vitally important to your sale, but it ultimately up to you as what and which to accept. You are not under any legal obligation to proceed with your sale unless you are happy and then only when you have exchanged contracts with your vendor.
Following the acceptance of an offer, we will send you confirmation to you and your buyer and your solicitor.
Exchanging
Your Solicitor will need to provide your Buyer with as much information as possible to enable the sale to progress quickly for all parties.
Before exchange of contracts, your Solicitor will deal with any additional enquiries raised by the Purchasers' Solicitors, which go beyond the information provided in your Property Information Questionnaire. This is particularly the case in Leasehold properties, where up to date information regarding service charges, insurance, and ground rent will need to be provided.
A list of what is to remain in the property will be agreed between your Solicitors and the Purchaser's Solicitors, and this will form part of the contract between you. The Purchaser's Solicitors will also raise further searches, not included in the HIP, but required by your Purchaser's mortgagees and your Purchaser, providing details of public drainage routes, environmental issues, including flooding history and potential contamination, and other searches which are applicable to your property.
When your Purchaser's solicitors are able to confirm that they have all the answers to their questions, and if applicable, when they have received mortgage instructions they are able to proceed to exchange of contracts.
Your Solicitor may also ask you for preferred moving dates so that they can begin to co-ordinate the timing of the chain of sales and purchases. Whilst all the legal work is going on, we will be on hand to help keep you posted on the state of the 'chain' - trying to make sure that the ability of your purchasaers to move, coincides with your preferred moving date. As removal companies frequently get booked up, particularly if your moving date is on a Friday, it may be wise to get your preferred date pencilled in your removers' diary, so as to avoid problems after contracts are exchanged.
When the Purchaser's Solicitor is satisfied with the information they have, it's time to exchange contracts. You will sign the sale contract and the Purchasers will do the same with their Solicitor. The Solicitors then send their respective contracts to each other. You are now legally bound to sell and if you are purchasing another property, to purchase that one. Contracts for your sale and purchase (where applicable) must be exchanged on the same day, so as not to render you homeless, or commit you to a purchase without securing your sale, and obviously completion of the whole chain takes place on the same agreed date. This will be a working day because the banks, and Solicitors do not work on a Saturday.
Completion
After exchange and before completion you should consider sending out change of address details to all utilities and contacts.
Your Solicitor will spend this time requesting mortgage monies, complete the contractual paperwork, and transfer the title of the property you are selling and if applicable, the one you are buying. Your Solicitor will also prepare a completion statement which includes a figure for paying off your existing mortgage with the purchase money. It will also show our fees and the Solicitor's fees and 'disbursements' - disbursements are fees that the solicitor pays out for example to the local authority, or for Stamp Duty etc.
If you are in a chain, on the completion date the monies must come up the chain from the bottom, and there may be delays whilst the money is moving through the banking system.
Once you have received confirmation from your solicitor that the money is in on your sale, and the money has gone through on your purchase, then you are able to move into your new home. Time to look forward to a peaceful time after all the anxieties of moving.
